Finishing a basement is one of the more cost-effective ways to add usable square footage to a home. It's also one of the more consequential renovations to get wrong. The most common way it goes wrong is framing over an active moisture problem, which produces mold, damaged insulation, and eventually a full tear-out. We do a moisture assessment before every basement finishing project, and we won't frame until we're satisfied the envelope is dry.
What we look for in a moisture assessment ¶
The assessment covers several things: visible efflorescence on the concrete walls, staining at the base of walls or on the slab, the condition of window wells and exterior grading, and whether an existing sump pump is present and functional. We also check the downspout extensions, which are a surprisingly common source of basement moisture when they discharge too close to the foundation.
The plastic sheet test ¶
For borderline cases, we use a simple diagnostic: a two-foot square of plastic sheeting taped to the concrete floor and wall with all edges sealed. After 48 hours, condensation on the underside of the plastic indicates moisture coming up through the slab from below. Condensation on the top surface indicates high ambient humidity rather than ground moisture. The distinction matters because the solutions are different.
What happens if we find a problem ¶
If the assessment turns up an active moisture issue, we stop and have a conversation before any framing begins. We'll describe what we found, explain the likely source, and outline the remediation options. Sometimes it's a simple exterior fix: regrading the soil away from the foundation, extending a downspout, or clearing a clogged window well drain. Sometimes it requires an interior drainage system or a sump pump installation. We'll give you an honest assessment of what's needed and what it costs.
Insulation choices in a finished basement ¶
Once the moisture situation is resolved, insulation choice matters. On exterior basement walls, we typically use closed-cell spray foam, which provides both insulation and a vapor barrier in a single application. It's more expensive than batt insulation, but it performs better in the below-grade environment and doesn't provide a substrate for mold growth if moisture does get through. We'll note the insulation specification in the written estimate.
